Each project is different

Architecture shows how the house will look, the design, the rooms, among other things, through drawings and descriptive written parts of what is to be done; it justifies the legality of the construction that is to be done according to the legislation in force.

Copy-pasting these types of projects, in other words, not doing a case-by-case study, almost always results in complaints, baths with poor water pressure.

Dimensional surveys

Dimensional surveys are used to take all the necessary measurements so that technicians can later digitally design the property.

This type of survey can serve as an end in itself, to be submitted to the relevant authorities for IMI or to request various certificates, or as a basis for later work on architectural or speciality projects that may involve altering the existing building, its total rehabilitation, among others.

This is one of the most important stages of a project, as everything starts with this survey. At this stage, the technician takes all the measurements of the property, as well as measurements of windows, doors, wall thicknesses, various heights, complementing his work with photographs, which will help him complete the technical drawing.

Preliminary studies

The preliminary study or prior information – as it can also be called – is an autonomous and optional procedure that can precede a licence or prior communication for construction, reconstruction, extension, conservation and demolition works. It provides information on the feasibility of construction, the respective legal and regulatory constraints, and any other information that is relevant to the application.

Each project is different

As each request of this nature is different, each case will have to be analysed differently and therefore all the necessary elements must always be submitted so that each request can be studied in the best possible way. It is therefore not possible to copy ideas from one request to another.

Advice from the CCDR and ERRAN

Requests for an opinion from the CCDR and ERRAN are intended to obtain authorisation for an applicant to license a construction project on land classified as an Ecological Reserve or Agricultural Reserve, respectively.

In this type of land, without these opinions, the town councils cannot grant licence applications for works.

These requests demonstrate the location and intention of the work through drawings and descriptive parts and justify the legality of the work in accordance with the legislation in force for this type of land.

It should be noted that depending on the land in question, the nature of the work, the area of the building and the extension, the right exception must be found in the legislation, which may allow for the acceptance of works on types of land where it would otherwise be impossible to build.

Execution project

An architectural execution project is an advanced stage in the process of developing an architectural project. This type of project is extremely detailed and serves as the basis for construction, ensuring that all the necessary instructions for carrying out the work are clear and precise. This phase is crucial to ensuring that the work is carried out as planned and in accordance with the client’s exact wishes. It specifies the materials to be used, such as makes and models of flooring, cladding, sanitary fittings and others, as well as mirroring how the installation of each should take place, and quantifying these materials in relation to finishes. This also includes interior elevations of important rooms, such as sanitary facilities, where there are more details to consider; as well as details of wardrobes, doors and other elements to be integrated into the construction. While a licensing project is more generalised, focusing on the general layout and the basic volumetric and aesthetic characteristics, the execution project will identify the details, which are especially important during the finishing phase and then when the work itself is completed.
Although it is not a mandatory project, it can be a great asset, especially when the owner is unable to monitor the work on site or simply doesn’t have enough time to spend on it.
